Bookings We have many properties and many people make enquiries. To try and be as fair as possible we operate a first come, first serve system. We do not hold dates for you when you enquire about a property. It is your responsibility to reply quickly to confirm a booking to ensure the dates you want are still available.
Neighbours We enjoy good relationships with all our neighbours because we actively manage this aspect of our business. You are reminded that all of our properties are in residential areas and we ask you to respect that and behave accordingly. If we receive complaints we reserve the right to take action, please see improper conduct below. We ask you to use the parking areas provided and where only street parking is available, please be considerate to other residents in the area.
Check In and Check Out Times Normal check in time is 2pm and check out is 10am. If you would like an earlier check in or later check out, contact us and we may be able to arrange this depending on other bookings.
Prices All prices are in Australian dollars and include GST.
Payment Types We accept major credit cards and American Express. We also accept payment by bank transfer, cheque and cash. Please contact us for details how to do this.
Deposit A deposit of at least $200 but no more than 20% is required within 48 hours of the booking. Please contact us if you are unable to do this.
Balance of account The balance of the account must be paid at least 14 days prior to arrival.
Cancellation If more than 14 days notice of cancellation is given, we will fully refund all monies paid. If less than 14 days notice is given, your deposit will be kept but any other monies paid will be refunded. If less than 7 days notice is given, we will readvertise the property and we will pay a refund only for those nights we are able to find a replacement booking for.
Security Bond A security bond will be required before your arrival. If you are paying by credit card, your number will be kept on file during your stay. If you are paying by cash, cheque or bank transfer, a bond of $500 will be required. After you depart a full inspection will be carried out. If any loss or damage occurred during your stay, the cost will be deducted from you credit card or cash bond within 14 days of your departure. The remaining bond will be returned.
Servicing The property will cleaned prior to your arrival and after you depart. If you require cleaning during your stay, contact us and we will arrange it. An additional fee may apply.
Linen Linen and towels are provided in all properties (except where specified) sufficient for the number of people on the booking form. If you require additional items, contact us and we will arrange it. An additional fee may apply.
Departure Please leave the property clean and tidy and put all rubbish in the outside bins. Please place the keys back in the lock box as you found them and mix up the numbers on the dial.
Additional Cleaning We clean the property fully after you leave. If additional cleaning is required over and above what we normally do, we reserve the right to charge you for the extra time spent at $30 per hour.
Damage Any damage that occurs during your stay will be charged to you at replacement cost.
Lost Keys If keys are lost during your stay $250 will be charged to you as a contribution to replace the locks. Any lost or damaged garage door openers or security fobs will be replaced at a charge to you of $100.
Outside Bins The bins are emptied once a week (please see the information booklet for the specific day). If you are in the property when they are emptied, we would appreciate it if you would take the bins out.
Smoking All our properties are strictly NO SMOKING. If you are found to have smoked in the property during your stay we will charge you $250.
Improper Conduct Improper conduct is defined as conduct which is not in keeping with the neighbourhood and property. e.g. excessive noise, numbers of guests and inconsiderate parking. If we receive a complaint or you are deemed to have behaved improperly we reserve the right to terminate your booking immediately without any refund.
No Party Policy We operate a strict "No Party" policy. Failure to observe this will result in immediate termination of your booking without any refund.
Maximum Number of People Each property has the maximum number people that a property will accommodate clearly identified on its webpage and this number must not be exceeded. If you are not sure about this number, contact us for more information.
Unforeseen Circumstances From time to time it may not be possible to offer you your original choice of accommodation. These situations do not happen very often but when they do we reserve the right to offer you alternative accommodation of equivalent or superior quality (subject to availability).
